• Perform Market Analysis to Ensure Proper Pricing of the Property
• Evaluate if Any Upgrades or Repairs Ar Required and Educate Owner in Order to Position Property for Market
• Full Marketing of the Property
• Photograph the Unit and Disseminate on Web-Based and/or Print Marketing Materials to Prospective Tenants and Other Real Estate Brokers.
• Full Tenant Screening Including: Credit, Criminal background, Employement and Income Verification, Rental References.
• Generate Professional Lease and Rider
• Invoice Tenant and Collect all Fees Due Upon Lease Execution
• Process, and Submit Duly Executed Lease and Documents to the Board or Appropriate Parties
• Perform and Provide Move-In Inspection Including Photos to Tenant and Owner

Complete Accounting Services

• Invoice and Collect Monthly Rents
• Remit Monthly Rent to Owner
• Make Authroized Payments on Behalf of Owner (e.g. R.E. taxes, cc's and vendors)
• Provide Owner Monthly Rental Statement
• Provide Year End 1099 Reports

Security Deposit Administration

• Collect, Monitor, and Remit tenant Security Deposits
• Provide Damage reports to Tenant Including Itemized Recipts for Any Deductions

• Notify and Obtain Owner Approval for Any Repair Unless an Emergency
• Obtain Vendor Proposals for any Repair and Submit to Owner for Approval

• Ensure Vendor Provides Necessary COI to Building Prior to Performing Any Work

Utility Administration

• GRO Installs and Maintains all Utility Accounts in its Name on Owner's Behalf
• Remit Monthly Payments to Respective Utility Companies on Owner's Behalf
• Troubleshoot all Service Issues to Ensure Tenant Has No Interruption of Service

Unit Inspection

• Perform and Provide Compelete Inventory List with Photos Upon Owner Contract Execution
• Perform Move-In and Move-Out Inspection with Photos After Each Tenant Vacates
• Ensure Quality of Asset is Maintained During Investment Period
